Custom Modular

The client spent over a year trying to design this modular house with a factory and contractor. The process kept stalling. The system had strict rules, the layouts felt forced, and they couldn’t land on something that worked.

We stepped in to take over the design.

Working within the modular constraints, we reorganized the layout from the ground up. Rooms were resized, circulation was simplified, and the overall plan became clear and buildable. At the same time, we redesigned the exterior and interior, selecting materials, finishes, and detailing to give the house a cohesive identity. We also relocated the house on the site to take advantage of better views.

Within a few months, the design was fully resolved.

The house was then built by a separate contractor and modular manufacturer. We stayed involved throughout construction, directing the design and providing construction administration to make sure the final result matched the intent.

The result is a straightforward, well-organized home that works within the system but no longer feels constrained by it.

The project was designed by Eric Yang during his tenure at DTLS Architecture.
